Check in Time:  4pm
Check Out Time:  10am

Late check outs that are not pre arranged are subject to late fees. A rate of $25 per hour will be charged.  For example, 10:15am will be charged a full hour.

Check ins must be completed before 6pm.  To check in after 6pm, please make prior arrangements.  After hours fees will apply.
Special check in/out times must be pre-arranged. 

Deposits:            
Although we do not charge a deposit, your credit card will be kept on file for the duration of your stay for any incidentals.  Any damages, missing items will be charged accordingly.  Should the room require more than normal cleaning, an extra charge will occur. If a booking is less than 30 days, then payment must be made in full at the time of booking.

Stays that are longer than 30 days will be billed in advance per thirty days at a time.  Payments must be received in our office at least five (5) business days before the next rental period.  Late fees will apply on all delinquent accounts. Any special arrangements must be made ahead of time.

If you booked your suite through a booking agency, the taxes and cleaning fees are due at check in.

Occupancy:
Only the registered number of guests are permitted in each suite at any given time.  Should the number of guests exceed the number of registered guests at any time, your reservation may be cancelled immediately with no refunds for the remainder of your stay. 

Amenities:
Building and suite amenities are provided at no extra charge, however, at no time are they guaranteed. Best effort is made to ensure that cable, internet, phone, heat, air conditioning, etc are in good working order.  Should one of the amenities not be working, we make every effort to repair services in a timely matter.  No discounts shall be given to the rate as these are free services that are provided.
 

Payments:     We accept visa, mastercard, direct deposits, cash and company checks.

Cancellation policy:       
Cancellations must be made with at least 30 days notice.  If a cancellation is less than thirty days notice, we will make every effort to rebook the room.  A 15% administration fee will apply to your refund, if your room is rerented.

Extended Stays:                              
Should you need to extend your stay, we will make every effort to accommodate, subject to availability.

Pets and smoking:          
At the request of the majority of our clientele, all rooms are strictly non-smoking.  There is an additional $300 charge for a violation of this rule. Some buildings may be pet friendly.  Please ask.

Changing Reservations:
We reserve the right change your room to a room of equal or greater value, in the same area and same room type should your original room booked become unavailable. No discounts will be given as a result of changing suites. 

Furniture may not be exact as shown in photos.  Please confirm special requests prior to check in.

Services:
Should any services be disrupted during your stay, every effort is made to fix services.  Should the services be essential, such as no lights, no running water, no working toilet, etc, we will accommodate you by transferring you to a different suite, of equal or higher value.  Discounts will be given only if you are transferring to a smaller unit. No further discount will be given.

Keys:
Keys must be returned as instructed when guests check out.  Failure to return keys on time will result in late fees being charged to your room until such a time when they are returned.  Lost keys/fobs/garage door openers are a $500 charge and will be billed automatically to your credit card.

Damages/Missing Items:

Any and all damaged or missing items will be automatically charged to your credit card.  Administration fees will also apply in order to fix or replace items.
